The Value of Landscape (January 19, 2019)

As the last red and green of Christmas got neatly tucked away, we unexpectedly found ourselves with some near spring like weather. People are out walking their dogs, running in shorts and enjoying this breath of fresh air. Spring in January! How long will it stay?

In looking forward to spring, my thoughts in January usually go to planning landscaping projects. I scroll through Pinterest and read articles about landscaping as I daydream about all the possibilities my yard holds. The flowing rock rivers and the cascading of delicate blossoms, the decks, water features and fire pits all help create the carefree, peaceful atmosphere we all long to enjoy after a hard day’s work.

January is a time for looking to the future. What will 2019 bring for the seller and buyer? Houses sell every month of every season, in every condition. If you are thinking about selling a home and want to increase the value, Houselogic.com suggests taking a look at the landscape. The biggest return on investment will be taking care of the lawn, “pour on the love” they said and you could see a return of 267%. A well-landscaped yard could increase your home’s value between 5.5% – 11.4%, according to Turfmagazine.com.  It could be the competitive edge that sells your property over the “other” property.

The buyer and their agent look through pictures and descriptions of homes trying to find those that match their needs and wants. When the buyer drives up to take a look, the landscape should be welcoming and inviting.  Clean, well maintained borders and even spaced plantings grab their attention, creating thoughts that the property has been well cared for. Excitedly they enter the house in anticipation to see more.

Go ahead and enjoy the spring-like weather, walk around your yard and dream of what it could be. No matter if or when Old Man Winter returns, turn those dreams into a plan. You will be glad you did when it comes time to sell.
