In this era of apps and websites devoted to real estate, finally there is one that helps both agents and buyers together in this years’ frenzy of home shopping. Inventory is low and the advantage goes to the buyer that is aware of that perfect home the moment it comes on the market and is ready to write an offer.
We have been able to help our buyers be on the front lines of readiness to find the right home by using a tool from the Multiple Listing Service called Auto-Prospecting. We play 20 questions with our buyers to set criteria such as price range, area, style/age of home, and anything else that is important to narrow the field. When a home is listed on the MLS, our buyer gets an immediate email and the available information on the house. We can augment that information by sending the seller disclosures, history, and other information. And, we can set up a private showing. It is a tremendous tool that has helped dozens of our buyers be competitive in this market.
Now, our local MLS system has introduced another resource called HomeSnap, a free app for your phone, tablet or computer. Personally I am just becoming familiar with this app, and as yet, none of my buyers are using it. In fact, it is so new, I’m not sure any buyers are using it locally. You can be among the first! Even if you are not actively looking to buy a home, it is of general interest to everyone who is curious about their neighborhood and the local housing market.
Go to your PlayStore or AppStore and look for HomeSnap. Play with it. It has lots of fun tools. For instance, you can take a photo of any house with your phone, and it will give you a wealth of information about it, including an estimate of value. All these tools are fun and informative, but none are a substitute for having me, your Realtor, working with you to find (or sell) that perfect home.
