As a seller you may be asking ‘what specifically do I do to get my house ready to sell?’ The list can be long, and below are some highlights on how to put your best foot forward when selling your home:
Paint: Few things can transform a buyers feelings or their interest in a home like paint. Do the touchups, paint over colors that are out of style, (I know avocado green was hot in 1974, but not now), use neutral tan colors, and make an effort to do the exterior touchups too.
Cleaning and De-Cluttering: If you haven’t used it in six months pack it up, empty the full closets, organize the back storage room, and toss the items that you don’t use. Take the plethora of knick-knacks down and pack them up—the plan is to eventually sell the house and move, so get it done now. Consider it ‘prepacking.’ Your porcelain pink flamingo collection that you have displayed in every room does not help you sell your home, trust me. Use the de-cluttering time to put away excessive family photos, extra furniture, and to get a handle on the deep cleaning. This is also the best time to clean carpets, kitchen appliances, and all the rest.
Repairs: Do the repairs no matter how small and inconsequential they may seem; fix the things that are clearly broken. Replace burnt out light bulbs, repair broken window glass, and adjust doors that won’t shut correctly. Don’t hesitate to hire someone to help fix those issues that you are unsure how to repair yourself.
The idea is for the buyer to see that the seller has cared for not just the big-ticket items, but also the small details.
